Selling a home tends to follow the same broad path whether you are moving across Citrus County or across the country. This page explains that path in general terms. Joviland is an independent guide, not a realtor or brokerage, and we do not value, list or show homes. For legal, tax or financial questions about your own sale, ask a licensed professional.

Decide how you will sell

Many sellers hire a licensed agent; some sell on their own. Either way, you will need a plan for pricing, marketing, showings, paperwork and closing. If you interview agents, talk to more than one and compare how each would handle your particular home.

Pricing approaches

Asking prices are usually set by looking at recently sold homes that are similar in size, age, condition and location, then adjusting for differences. The Citrus County Property Appraiser publishes sales and parcel information online, which can help you understand what records exist for your area. Be wary of any figure that is not explained: ask which sales it is based on and why.

Disclosures

Sellers generally have duties to disclose certain known problems with a property. What must be disclosed, and how, is a legal question, so get guidance from a licensed professional rather than guessing. Gathering repair records, permits and warranties early makes this step easier and helps buyers trust what they read.

Preparing and showing the home

First impressions matter. Our staging guide covers decluttering, light and curb appeal. For showings, plan where pets and valuables will go, keep the home ready on short notice and decide how much notice you need.

Offers and negotiation

An offer is more than a price. Compare the deposit, financing, contingencies, requested repairs and closing date. A slightly lower offer with fewer conditions can sometimes be the stronger one. You can accept, reject or counter.

Inspection, appraisal and closing

After you accept an offer, the buyer typically schedules inspections and, if borrowing, the lender orders an appraisal. Requests for repairs or credits may follow. At closing, documents are signed, funds move and ownership transfers. Leave time to plan your own move; our moving-day checklist and downsizing tips can help.
